Brings an existing Honeywell/ADEMCO VISTA panel onto Alarm.com without replacing it. The customer keeps the panel, the keypads and every device already wired to it, and gains app control, remote access and notifications. On a takeover that is the difference between a module sale and a full system replacement the customer will not authorise.

Built for the alarm installer

It lands on the keypad bus with two data connections plus 12V and ground, so the install is a handful of terminations inside the existing can rather than a rewire. Z-Wave Plus support is built in, which means locks, lighting and thermostats can be added later without another controller on the wall.

One thing to program correctly: the SEM must be the sole communication path for alarm signaling. It is not compatible with the panel continuing to report over POTS, so the phone line reporting comes out of the programming as part of the job.

This variant reports over AT&T 4G LTE-M with 3G HSPA and 2G GSM fallback.

Can the panel keep its POTS line as a backup path?
No. The SEM must be the sole communication path for alarm signaling. It is not compatible with the panel also reporting over POTS, so the phone line reporting has to be removed from the programming.
Which VISTA panels does this work with?
Honeywell/ADEMCO VISTA 10P, 15P, 20P and 21iP manufactured 2005 or later at firmware v3.1 or higher. Check the panel date code and firmware before the visit.
Does the customer need a new panel to get the Alarm.com app?
No. That is the point of the SEM. It brings an existing compatible VISTA panel onto Alarm.com for app control, remote access and notifications without replacing the panel or rewiring the devices.
Does it add smart home capability?
Yes. The SEM includes out-of-box support for Z-Wave Plus locks, lighting and thermostats, so automation can be added to a legacy panel without another controller.
What cellular network does this variant use?
